PROPERTY INVESTMENT SERVICE AGREEMENT

1. Introduction

This Property Investment Service Agreement ("Agreement") is entered into by and between the Client ("Client," "You") and TRINEH HOMES LLC ("Company," "We," "Us") located in the State of Florida. By engaging our services, you agree to the terms outlined below.

2. Service Description

TRINEH HOMES LLC provides a hands-free real estate investment support service. For a non-refundable service fee of $500, we will:

  • Search and identify suitable investment properties (including tax deed, off-market, or distressed properties)

  • Act on behalf of the Client to facilitate the property acquisition process, depending on the method selected below

This $500 service fee covers our time, research, and consultation and does not apply toward the property purchase amount.

3. Client Investment Options

Option 1 – Wire Transfer (Recommended):

  • The Client wires their desired investment amount (e.g., $5,000) to TRINEH HOMES LLC’s designated business account.

  • We will use those funds solely to purchase a qualifying investment property on the Client’s behalf.

  • The deed/title will be transferred in the name of the Client or their designated business entity.

Refund Terms for Option 1:

  • The Client may request a full refund of the wired funds at any time before a property is purchased.

  • Once a property is acquired, no refunds will be issued, and no changes will be made to the property.

  • After purchase, the Client assumes full responsibility for decisions regarding selling, building, or holding the property.

Option 2 – Use of Client-Owned Tax Deed Auction Account:

  • The Client pays the $500 non-refundable fee and provides access to their tax deed auction account (Florida-based or otherwise).

  • TRINEH HOMES LLC will conduct bidding and acquisition activity using the Client’s account.

  • We will always obtain written confirmation from the Client before placing any bids.

  • The Client must ensure that funds are available and transferable within the required 48-hour window after a winning bid. Failure to do so may result in auction account penalties or suspension.

4. Client Responsibilities

  • Ensure all investment funds are available and verified prior to any purchase or bidding activity.

  • Respond promptly to communication to avoid delays or missed opportunities.

  • Understand and accept the inherent risks associated with real estate investing.

5. Company Responsibilities

  • Act in good faith and with professional care to fulfill the services described.

  • Ensure that any property purchased on behalf of the Client aligns with the investment criteria discussed.

  • Transfer the deed/title to the Client’s name or LLC after the purchase is finalized.

6. Disclaimers & Acknowledgements

  • TRINEH HOMES LLC is not acting as a financial advisor, attorney, or licensed real estate broker (unless otherwise stated).

  • No guarantees are made regarding the appreciation, resale value, or performance of any property.

  • Real estate activities in Florida are governed under Chapter 475 and tax deed sales under Chapter 197, Florida Statutes.

  • The Client agrees to indemnify and hold harmless TRINEH HOMES LLC, its officers, members, agents, or affiliates against any loss, liability, or claim related to the property post-purchase.

7. Termination

This Agreement remains in effect until:

  • A property has been successfully purchased on behalf of the Client

  • The Client elects to withdraw funds prior to purchase (Option 1 only; $500 service fee is non-refundable)

  • Either party provides written notice, and no purchase has occurred

8. Governing Law

This Agreement shall be governed by and interpreted in accordance with the laws of the State of Florida. Any disputes shall be handled in the courts of Hillsborough County, Florida.

9. Entire Agreement

This Agreement contains the full understanding between the Client and TRINEH HOMES LLC. No other verbal or written agreements outside this document will be enforceable.

By submitting payment and engaging in this service, you confirm that you have read, understood, and agreed to all terms of this Agreement.
